If you've been looking at homes in Burbank or the surrounding area, you've probably heard about Toluca Lake. It sits just south of Burbank, technically part of Los Angeles, and carries a reputation as one of the most exclusive residential neighborhoods in the Valley.

But what makes Toluca Lake so special? And more importantly, what do you actually get for your money when you buy a home here?

As a Burbank Realtor who works with buyers in Toluca Lake, I'm going to give you the honest breakdown: home prices, neighborhood character, who lives here, and whether the premium is justified.

What Is Toluca Lake?

Toluca Lake is a small, affluent neighborhood bordered by Burbank to the north, North Hollywood to the south, and Universal City to the west. Despite being part of the City of Los Angeles, it feels separate—quieter, more private, and distinctly upscale.

Key characteristics:

Small: Only about 1 square mile

Private: Tree-lined streets, large lots, minimal through traffic

Walkable village center: Toluca Lake has its own small downtown with restaurants, shops, and cafes

Celebrity history: Bob Hope, Frank Sinatra, and other Old Hollywood stars lived here

Family-oriented: Safe, quiet, excellent schools

Toluca Lake has long been associated with the entertainment industry. Many studio executives, directors, producers, and actors live here because it's close to Warner Bros., Disney, and Universal Studios—but offers privacy and prestige that most LA neighborhoods can't match.

Toluca Lake Home Prices (2026)

Let's start with the most important question: What does it cost?

Home prices in Toluca Lake:

Median home price: $2.5 million

Entry-level homes (smaller, older): $1.8M-$2.2M

Mid-range homes (updated, 3-4 bedrooms): $2.2M-$3.5M

Luxury homes (5+ bedrooms, pools, larger lots): $3.5M-$6M+

Estate properties (rare): $6M-$10M+

Why so expensive?

Simple: supply and demand. Toluca Lake is tiny. Homes rarely come on the market.

You're paying for:

Exclusivity (limited inventory, high desirability)

Privacy (larger lots, gated properties, tree-lined streets)

Location (walkable village, close to studios, excellent schools)

Prestige (Toluca Lake carries cachet in LA real estate)

Safety (extremely low crime)

What You Actually Get for $2-3 Million in Toluca Lake

Let's be specific. If you're spending $2.5 million in Toluca Lake, here's what you can expect:

Home Size and Style:

Square footage: 2,500-3,500 sq ft

Bedrooms: 4-5

Bathrooms: 3-4

Lot size: 7,000-10,000 sq ft (larger than most Burbank homes)

Garage: 2-car attached garage

Architectural styles: Spanish Colonial, Traditional, Mid-Century Modern, Contemporary

Features You'll Likely Get:

Updated kitchen (granite or quartz counters, stainless appliances, open layout)

Updated bathrooms (modern fixtures, tile work)

Hardwood or high-quality flooring throughout

Pool (many Toluca Lake homes have pools)

Landscaped yard (mature trees, greenery, privacy hedges)

Central air and heating (standard in this price range)

Security system (common in the neighborhood)

Features You Might Get (Depending on the Property):

Guest house or ADU (accessory dwelling unit)

Home office or library

Wine cellar or wet bar

Gated entry or long private driveway

High-end finishes (custom cabinetry, designer lighting, luxury appliances)

What Makes Toluca Lake Different from Burbank?

Toluca Lake sits just south of Burbank, and they share some similarities—proximity to studios, good schools, tree-lined streets. But there are key differences.

Toluca Lake:

✅ Larger lots (7,000-15,000 sq ft is common)

✅ More privacy (gated properties, long driveways, mature landscaping)

✅ Higher price per square foot ($700-$1,000+ per sq ft)

✅ Quieter (less traffic, fewer commercial areas)

✅ More prestige (Toluca Lake is aspirational in LA real estate)

✅ Exclusive village center (small, walkable, upscale)

Burbank:

✅ More inventory (homes come on the market more frequently)

✅ More affordable (median home price ~$1.1M)

✅ More walkable commercial areas (Magnolia Park, Downtown Burbank)

✅ More community events (farmers markets, parades, local festivals)

✅ Smaller lots (5,000-7,000 sq ft is typical)

Bottom line: Toluca Lake is quieter, more private, and more expensive. Burbank is more accessible, more community-oriented, and offers better value.

The Toluca Lake Lifestyle

What's it actually like to live in Toluca Lake?

Walkable Village Center

Toluca Lake has a small downtown area centered around Riverside Drive and Cahuenga Boulevard. It's charming, upscale, and walkable.

What you can walk to:

Café Chloe (breakfast, brunch)

Prosecco Trattoria (Italian restaurant)

Bob's Big Boy (classic diner, Toluca Lake institution)

Patys Restaurant (breakfast, lunch, old-school vibes)

Trader Joe's (groceries)

Toluca Lake Village shops (boutiques, services)

It's not as extensive as Downtown Burbank or Magnolia Park, but it has what you need without feeling crowded or commercial.

Safety and Privacy

Toluca Lake is extremely safe. Crime rates are among the lowest in Los Angeles. Streets are quiet. Many properties are gated or set back from the road with mature landscaping for privacy.

Parents feel comfortable letting kids bike around the neighborhood. People walk their dogs at night without concern.

Schools

Toluca Lake is part of Los Angeles Unified School District, but it's served by some of the district's top-rated schools:

Toluca Lake Elementary (highly rated, strong parent involvement)

Walter Reed Middle School (good reputation)

North Hollywood High School (solid academics, strong arts programs)

Many Toluca Lake families also choose private schools:

Harvard-Westlake (elite prep school, nearby)

Campbell Hall (private school, North Hollywood)

Oakwood School (progressive private school, North Hollywood)

If schools are your #1 priority, Burbank Unified School District ranks slightly higher overall—but Toluca Lake Elementary is excellent.

Entertainment Industry Hub

Toluca Lake has always been popular with entertainment industry professionals. Warner Bros., Disney, Universal, and Netflix are all within 10-15 minutes.

If you work in entertainment and value a short commute plus privacy, Toluca Lake makes sense.

Parks and Outdoor Space

Toluca Lake doesn't have as many public parks as Burbank (Burbank has 40+), but it has:

Toluca Lake Park (small neighborhood park)

Lakeside Golf Club (private golf course, iconic)

Close proximity to Griffith Park (10 minutes away)

Most Toluca Lake homes have large private yards, so residents rely less on public parks.

Who Lives in Toluca Lake?

Toluca Lake attracts:

Entertainment industry executives and creatives. Producers, directors, studio executives, and actors who want proximity to studios plus privacy.

Affluent families. Parents who want excellent schools, safety, and a quiet neighborhood.

Downsizers with significant budgets. Older adults who've sold larger homes and want a walkable, upscale neighborhood without sacrificing space.

Professionals in other industries. Doctors, lawyers, business owners who can afford the premium and value the lifestyle.

Who might struggle in Toluca Lake:

First-time buyers (entry price is $1.8M+)

People who want a strong community feel (Toluca Lake is private and quiet, less "neighborly" than Burbank)

Buyers who prioritize walkability and urban energy (Toluca Lake is quiet and residential)

Toluca Lake vs. Burbank: Which Should You Choose?

Here's my recommendation based on priorities:

Choose Toluca Lake if:

Your budget is $2M+ and you want the best of the best

Privacy and prestige matter to you

You want larger lots and more space

You work in entertainment and want a short commute

You don't need extensive walkability or community events

Choose Burbank if:

Your budget is under $2M

You want more walkability and community feel

You prioritize schools above all else (Burbank Unified ranks slightly higher)

You want more inventory and options

You like farmers markets, local shops, and neighborhood events

Both are excellent. It comes down to budget and lifestyle preferences.

Is Toluca Lake Worth the Premium?

Here's the honest answer: It depends on what you value.

Toluca Lake is worth it if:

You have the budget and want exclusivity, privacy, and prestige

You work nearby and want to minimize commute time

You value larger lots and more space

You want to live in one of LA's most desirable neighborhoods

Toluca Lake might not be worth it if:

You're stretching your budget to buy here

You'd be happier with a larger home in Burbank for less money

You prioritize walkability and community over privacy and exclusivity

You don't care about the "Toluca Lake" name

What to Expect When Buying in Toluca Lake

Inventory is extremely limited. Homes don't come on the market often. When they do, they sell quickly—often off-market.

Competition is real. Well-priced homes get multiple offers. You'll need to move fast and write strong offers.

Condition varies. Some homes are beautifully updated. Others are original and need work. Know what you're looking at and budget accordingly.

You'll need a Realtor with Toluca Lake experience. Many homes never hit the public MLS. You need an agent with relationships and access to off-market listings.

Final Thoughts

Toluca Lake is one of the most exclusive neighborhoods in Los Angeles. It offers privacy, prestige, walkability, excellent schools, and proximity to the entertainment industry.

But it's expensive. You're paying $2M-$6M+ for homes that would cost $1M-$2M in Burbank.

Is it worth it? If you have the budget and value what Toluca Lake offers—absolutely. If you're stretching financially or would be happier with more space in Burbank, skip it.

If you're considering Toluca Lake and want help navigating the market, let's talk. I know the neighborhood, I have access to off-market listings, and I can help you make the right decision.
