Burbank Seller Questions, Answered

These are the ten questions I get asked most by people selling in Burbank. I have put the answer in the first line of each one, because that is how people actually want them. If you want the longer version of any of these, call me.

What is my home worth in Burbank?

Your home is worth a range until someone walks it. Redfin put Burbank's median sale price at about $1.18 million in September 2026, but that is the middle of the whole city. A Magnolia Park bungalow and a Burbank Hills view home do not price the same way. Condition, lot and street matter more than the citywide number.

How long does it take to sell a home in Burbank?

Figure six to seven weeks from list to close. Redfin's September 2026 median was 46 days on market for Burbank, and escrow typically adds about another month on top. The first two weeks do most of the work. Price it right out of the gate and you land near that. Overprice it and the clock restarts.

What does it cost to sell a house in Burbank?

Expect commissions, escrow, title, county transfer tax and city fees. Commissions are negotiable and are the largest line. I put a written net sheet in front of every seller before we list, with real numbers for your price point, so nothing at closing is a surprise. Ask any agent for one before you sign.

Should I sell now or wait in Burbank?

It depends on your next move, not on the market. If you are buying again in Burbank, Glendale or Toluca Lake, you are selling and buying in the same conditions, so waiting changes less than people think. If you are leaving the area or cashing out, timing matters more. I will tell you honestly which one you are.

What should I fix before selling in Burbank?

Fix what a buyer sees in the first ten seconds and what an inspector will flag. Paint, landscaping, and anything leaking or scorched. Skip the kitchen remodel. In Burbank Hills and the Rancho, clear brush and document it, because fire clearance comes up in every hillside escrow and a clean file speeds things up.

How do I choose a listing agent in Burbank?

Ask three things. How many Burbank homes have you closed, not how many homes. What is your pricing plan if we get no offers in two weeks. And what will you tell me that I do not want to hear. The third one matters most. An agent who only agrees with you is not working for you.

Can I sell a Burbank home that has an ADU?

Yes, and the ADU usually helps, but paperwork decides how much. Permitted and finaled units appraise and finance far better than unpermitted conversions. Pull your permit history from Burbank Community Development before you list. State ADU law changed again in 2026, and Burbank's own ordinance is still being drafted, so do not rely on hearsay.

What do I need to know about insurance when selling a Burbank hillside home?

Buyers now ask about insurability before they ask about the kitchen. Burbank's General Plan identifies two designated mountain fire zones, in the Verdugo foothills and in the southwest near the studios, not just the hillside. If your property sits in or near either, have a current quote ready before you list. It removes the biggest unknown.

What are the best neighborhoods in Burbank for families?

It depends on what you want to walk to. Magnolia Park trades yard size for a walkable shopping street. Chandler Park and the Rancho give you more lot, and the Rancho allows horses. Toluca Lake and Toluca Woods sit closest to the studios. Burbank Hills buys you views and a longer drive.

How is the Burbank market right now?

Steady, not dramatic. Redfin's September 2026 figures put the median sale price around $1.18 million, up about 1.5 percent year over year, with homes going into contract in about 46 days. I am deliberately leaving inventory and sales volume out. The sources I checked disagree with each other badly enough that no honest number exists.

If you are thinking about selling in Burbank, Glendale or Toluca Lake and want a straight read on your own situation, get in touch. I am happy to walk through what is known and what is not.
